PROPERTY MANAGEMENT

 Fee Structure

No Retainers | No Fees During Vacancy | Pay Only When You Earn

LEASING FEE

  • $450 + GST (per unit)

  • Charged only after the property is successfully rented.

Property Management Fee

  • 10% of Gross Monthly Rent Collected (per unit)

  • No fees during vacancy — we only charge based on actual rent collected.

Lease Renewal Fee

  • $150 + GST (per unit)

  • Charged only if current tenants renew their lease.

  • If tenants vacate, a new Leasing Fee applies once new tenants are found.

NR4/NR6 Filing Fee
(Non-Resident Owners)

  • $250 + GST (per year)

  • Required for compliance with Canada Revenue Agency (CRA)

  • We handle all necessary filings on your behalf.

OVERVIEW

Many of the Owners are well versed on how to find good tenants and are very comfortable managing their properties on their own. They do sometimes feel the need of getting a professional, help them with properly drafted Lease Agreement, Lease Amendment or Lease Renewals etc. The paperwork should be tight and admissible in the Court if things don’t go well later with a Tenant.

We provide Paperwork Only Service to these Owners who seek professional help in signing Lease   agreements/contracts/ Renewals/Amendments etc.

 

Our Paperwork Fee is $100 per unit.
